This savvy homeowner wanted her home to sell and knew, in this market, she needed it to show better than all the rest without underpricing. She had a limited budget, and admittedly didn't know how to decorate.

A flooring and paint consult, and complete furniture and accessories redesign in each room
resulted in an offer after only six days on the market!

I borrowed artwork for the living room and kitchen walls from other rooms and boxes. Placed the armoire, formerly in front of a hall doorway, as a focal point. Added the rug borrowed from another room, which added warmth, texture and color. Made a side table and used scrap fabric to cover it. Created a lovely dining area and serving buffet and added simple thrift shop treasures - from fabric on the dining chairs made from a shower curtain to serving pieces and table accessories. The bedroom office was decluttered with furniture and accessories rearranged for a minimalist, serene feeling. This full day project far exceeded the homeowner's expectations.

"Patti truly has a gift for home decorating and had so many unique ideas...she is a creative and dedicated professional and goes well beyond what is asked of her.
She gave me a lot of extra surprises and accomplished so much in less than a day!
I highly recommend her." Liz K

Stage to Sell
This started as an organizing job (the client asked me to help her 'declutter the living room') and resulted in a half-day redesign. A perfect example of the creative process at work.

After removing paperwork and toy clutter from this living room, I further defined the homeowner's wishes, which included making this a 'Grown Up Room' where she could entertain or read without the intrusion of her boys' clutter.
I borrowed a smaller coffee table from the family room and swapped it with the bulky coffee table formerly there (the clutter catcher) which gave the living room more space and provided a better scale in both rooms and added bonus game table in the family room.

The lovely screen, once plastered flat to a wall, worked well as a corner focal point, and created an anchor for angling the rest of her furnishings. I placed a small lamp she wasn't using on the floor behind the screen for uplighting. The angled arrangement added interest and made the room appear more spacious.

This client was well traveled, multi-talented and a hard working single parent. I strive to capture this personality along with 'wishes, dreams, and inspirations' as I shop the home for treasures.
Pieces that made her smile - her children's framed art work, combined with accessories from her travels.
The mirror was positioned to reflect light from the window.

Normally, I leave the client with suggestions for finishing touches that might be a purchase consideration. In this case, lighter drapes and greenery. Lo and behold, the homeowner pulled the perfect ivory lace drapes from her bedroom trunk (she'd forgotten she had them). The greenery? While she'd been shopping for silk plants and hadn't found anything she liked, but I suggested live plants to bring more life and energy into the room. She surprised me with a bamboo stalk from her backyard -- and we placed it in an old vase behind the chair. This is a perfect example of using what you have (or forgotten you had).

SOLD in 3 WEEKS!
I purchased this mobile home for $4,000 and after a little rehab, painting, staging with budget friendly furniture and accessories, photographing and posting on Craigslist, it sold within 3 weeks for $11,000!
I had more than 50 calls and emails. This proves that the art of staging, writing a provocative listing and great photography sells!
